About the Role
The Maintenance Supervisor works closely with the Community Manager and is responsible for the day-to-day maintenance operations and physical upkeep of the property, ensuring the community is safe, well-maintained, and compliant with company policies, standards, and our commitment to exceeding resident expectations.
What You'll Do
A brief summary (not all-inclusive) of duties and responsibilities:
- Lead and manage the Maintenance Technicians to provide outstanding service and timely resolution of resident issues
- Manage daily assignments and logistics to ensure service request volume, response times, and resident satisfaction targets are met
- Perform a variety of maintenance repairs including electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance
- Perform general carpentry duties such as drywall repair, cabinet replacement and repair, finish carpentry, and door/lock repair
- Complete proactive preventative maintenance on apartment interiors and property exteriors in accordance with CVG preventative maintenance checklists
- Maintain work orders electronically in Yardi, verifying all orders are completed in a timely manner, to company standards, and to the resident's satisfaction
- Inspect community grounds, buildings, and common-area amenities daily to maintain safety and cleanliness standards and identify items needing maintenance, repair, or replacement
- Assist with management of onsite emergencies such as inclement weather events, fires, and floods
- Communicate promptly with the Community Manager regarding maintenance issues at the property
- Observe and promote safety and risk management in accordance with local, state, and federal regulations and company policy
- Help monitor response times for emergency on-call/after-hours maintenance assignments and address issues as needed; participate in the on-call rotation (on-call incentive pay provided)
- Promote resident satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and prospective residents at all times
- Conduct pre-move-in and post-move-out apartment inspections and ensure timely completion of quality unit turns
What You'll Bring
- High school diploma or GED required
- 3 years of experience in property management or a directly related field, with at least 1 year in a supervisory or lead role (e.g., lead tech, assistant maintenance supervisor, maintenance supervisor)
- General maintenance, HVAC, and carpentry skills
- Knowledge of building codes, pool logs, and related requirements
- EPA Section 608 Certification required (or ability to obtain within a defined period of hire)
- HVAC repair and pool service (CPO) certifications preferred
- Yardi experience preferred
- Excellent customer service and interpersonal skills, with the ability to relate well to others
- Ability to communicate in English - verbally and in writing - sufficient to respond to on-call and after-hours service calls, interact effectively with residents, and accurately complete on-call and site inspection logs
- Valid driver's license, satisfactory motor vehicle record, and current auto insurance required
- Compliance with all safety requirements
- Ability to work flexible hours, which may include evenings and weekends, to meet resident needs (including on-call coverage)
- Ability to thrive in a fast-paced environment
- Understanding of and adherence to Fair Housing laws
