The Market Leasing Specialist reports to the Sales and Leasing Manager and supports the leasing operations and financial performance of assigned apartment communities for MAA. Primary responsibilities include delivering personalized leasing experiences to potential residents, escorting prospects to multiple locations, conducting post-tour follow-ups, and ensuring smooth application processing.

Duties and Responsibilities
• Meets the prospect at the designated community or location to begin the personalized leasing experience and assumes full ownership of the prospect journey. Drives personal vehicle to lead and escort each prospect following in their personal vehicle to additional communities within the market, as needed. Conducts engaging property tours while building rapport and trust with each prospect.
• Highlights and connects the prospect’s wants and needs to the specific community, addresses and overcomes objections, generates a sense of urgency to lease, and asks for a commitment by completing a lease application at conclusion of the tour.
• Conducts post-tour follow-up with each prospect to reinforce decision to lease and answer any questions or transition the prospect back to the prospect engagement team for additional lead nurturing and engagement. Performs follow-up communication with prospects as needed to support leasing efforts.
• Ensures accurate and timely application process transition upon submission by prospects. Communicates next steps to be facilitated by the centralized application processing team, including necessary documentation. Processes lease applications as needed when centralized application support is unavailable.
• Supports multiple properties within a designated region, determined by unit count and geographic proximity. Develops and maintains a deep knowledge of all aspects, amenities and features of each assigned community. Tours properties within the market to expand familiarity and available community options for prospects with different wants and needs. Builds and maintains a catalog of video tours showcasing available floorplans.
• May tour comparable communities within the market to stay informed of market competition and adapt to the sales environment.
• Monitors property landscape and other attributes to identify and report potential safety hazards and concerns and ensure quality property aesthetics.
• Adheres to a varied work schedule, including weekends and some holidays, as required to be available to prospective residents.
• Monitors, audits, and maintains artificial intelligence tool knowledge base to ensure accuracy and enable optimal performance of centralized support
• Collaborates effectively with team members and stakeholders using digital collaboration tools and platforms (e.g., email, video conferencing, project management applications) to coordinate tasks and share updates.
• Ensures availability during established working hours and applies self-motivation and time management to meet deadlines and deliver high-quality work independently.
• Adheres to company policies and security protocols while working remotely.
• Performs other related duties as assigned to meet the needs of the business.
Required Qualifications
• 1-3 years of sales, leasing, and/or customer service experience required, or an equivalent combination of education and experience
• Driver’s license from state of residence and reliable transportation required for travel within the market and between communities to conduct tours
Preferred Qualifications
• Bachelor’s degree with leasing experience preferred
• Bilingual skills preferred
Knowledge, Skills, and Abilities
• Sales knowledge, skills and abilities to sell products and services to new and existing customers
• Customer service skills and conflict resolution skills to overcome objections and resolve issues
• Skill and ability to clearly and concisely communicate verbally and in writing
• Organizational skills to maintain records and schedules
• Knowledge of apartment management laws and regulations at the federal, state, and local levels
• Ability to develop and apply a thorough knowledge of all aspects, amenities, and features of communities within portfolio supported
• Ability to visually inspect units, grounds, and other aspects of the property to determine adherence to standards
• Proficiency with Microsoft Office applications (Word, Excel, Outlook and PowerPoint)
• Ability to maintain confidentiality and maintain appropriate discretion
• Ability to operate a personal motor vehicle and adhere to all traffic laws and regulations

• This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
